Download Your Letter Before Action
What is a Letter Before Action? It is a letter you are able to send to a tenant that has fallen into arrears before taking legal action. It lets the tenants know that they have missed rent payments and that if the balance of arrears has not been paid within a certain period, you will be submitting a claim to the courts.
Why use a Letter Before Action?
There are many benefits to using a letter before action. We have seen tenants rectify the outstanding balance or vacate the property, eliminating the need to go through eviction proceedings with your landlord. It can be especially powerful if the landlord does not have an insurance policy or eviction cover in place, saving time, money and allows the property to be put on the market quickly.
Other Benefits Include:

The letter is on our legal partners headed paper, reinforcing the message to the tenant

The tenant may pay the outstanding balance before eviction proceedings begin

The tenant may vacate the property allowing you to re-let the property before an eviction takes place

Avoiding the eviction process saves you and your landlord time and money – including further arrears

If the tenant does not take action, your case will be strengthened when taken to court
