The private rented sector is facing its most significant reform in decades, and Awaab’s Law is one of the key changes on the horizon.
Introduced in response to the tragic death of Awaab Ishak, a two-year-old boy who died in December 2020 from prolonged exposure to black mould in his family’s social housing flat, the legislation is designed to protect social housing tenants in England by ensuring urgent health and safety hazards, especially damp and mould, are investigated and resolved quickly by landlords.
From October 2025, social landlords must meet strict deadlines to resolve hazards. Private landlords are expected to follow as Awaab’s Law is extended through the Renters’ Rights Bill.
