Our latest Market Monitor shows guarantors are becoming a much bigger part of renting in the UK. More than 1 in 8 tenants needed a guarantor in the past year, rising to over 4 in 10 for 18–21-year-olds. It’s a sign that affordability pressures are growing, and guarantors are playing an increasingly vital role in helping people secure a home.
As well as looking into Guarantors, we have included all of our usual market updates including average rents across the UK, tenant affordability and the tenant demographic.

• Rents are up 5% in London compared to the same period 12 months ago
• 13% of renters used a guarantor in the past year, increasing to 41% for those aged 18 to 21 or students
• Most reliant groups include students, low-income earners, benefit recipients, the self-employed, and recent UK arrivals
• Covering missed rent now requires 22.9% of a guarantor’s income, up from 19.5% in 2020, adding pressure alongside their own living costs
