Right to Rent
Right to Rent checks are a legal requirement for Landlords or Letting Agents to carry out on all prospective tenants looking to rent in England. All tenants will go through a Right to Rent check, however depending where they are from a different process may be used. If a Right to Rent check is done incorrectly or isn’t checked by the Landlord/Letting Agent a fine of up to £3,000 will be issued.
The number of fake UK and Irish ID documents in circulation have both tripled in the last 2 years, with British documents now the second most forged nationality. With EU citizens no longer automatically having the right to work and remain in the UK, British and Irish passports are increasingly become the identity document of choice for fraudsters.

Pre-Covid Regulations
Before COVID British and Irish citizens Right to Rent checks were done by the tenant(s) bringing their ID documents in branch for the Letting Agents to check. They would make sure their passport was valid and the person standing in front of them was the person on the passport.
During COVID
During COVID these checks were changed so the tenant could scan their documents and send them into the Letting Agent, and this was verified via video call.
As of the 1st October
As of October 1st the Right to Rent checks were changed again, reverting back to the pre COVID process. However, as the world and industry is moving more towards a digital approach, the Government have added the option of doing Right to Rent checks for British and Irish tenants via IDVT (Identity Verification Technology).
