□ Complete the PreQualify Form sent by your letting agent through our app, BOX
□ Complete your Referencing Form, logging into BOX to check for any updates, messages and more!
□ Confirm your move-in date and sign your tenancy agreement
□ Book off the dates around your move-in date from work
□ Start collecting moving materials and book your removal van with our exclusive discount with AnyVan
□ Compare and set up your energy, broadband and media services
□ Notify the local council of your move to arrange Council Tax
□ Organise contents insurance for your new home
□ If possible, visit the property and create a to-do list and plan for your move-in date
□ Pay any outstanding costs including your deposit, professional guarantor, first months rent
□ Ensure you have read all the essential documents including Gas Safety, EPC and How to Rent that are stored in BOX
□ Pack a ‘Day 1’ box that includes items such as a kettle, tea bags, cleaning supplies, chargers and bedding
□ Deep clean your current property and take photos before you leave
□ Look back at your previous tenancy agreement, making sure you have done everything to get your deposit back
□ Take your final meter readings and cancel any outstanding broadband, media or utility contracts at that property
□ Disassemble your large furniture and keep the screws in labeled bags
□ Pack the remaining items in your property, and label all your boxes by room and contents
□ Make sure all your windows and doors are locked before you leave the property
□ Leave your contact name, number and new address with the letting agent of the previous property in case they need to forward any mail
□ Collect your keys from the letting agent
□ Unpack essentials first, making sure your ‘Day 1’ box is last in the van and first out
□ Take photos of every room before you unpack and make note of any damage or concerns
□ Test smoke alarms, locks and the heating
□ Take initial meter readings and provide these to your new suppliers
□ Update your electoral register
□ Report and issues to your landlord, and keep any correspondence
□ Arrange your furniture, and make you new home yours
□ Celebrate and relax – the hard part is over!
Everything you need to know | FAQ
When searching for a new home, your letting agent will provide a brief form to gather key information about everyone who may be moving into the property. This allows the agent to better understand your needs, your suitability for the property and address any potential questions or concerns early in the process. The form includes:
1 | Basic information, including date of birth, contact details and your full name
2 | Right to Rent Status
3 | Source(s) of income to confirm you are able to pay the rent
4 | Address history
5 | Preferred moving date and reason for moving
6 | Who is moving into the property including co-tenants, dependants and pets
Once you have found a property you like, and the PreQualify process has suggested you're a good match for the property, you will begin the tenant referencing process. This allows the letting agent to verify the information you have provided in the PreQualify stage, allowing you to reassure both the letting agent and landlord you will pay the rent in full and on time, as well as look after the property.
Your letting agent will let us know when to start this process, and all the details you have previously provided will automatically pull through to this part of the process. We will email you will a secure link to your referencing form which you will then create an account for.
During the referencing process you will be asked to provide some or all of the below information:
1 | Information about you including date of birth, contact details, previous names and adverse credit.
2 | Your income sources via Open Banking
3 | Digital identity verification which includes your Right to Rent status and proof of identity
4 | Three years of address history including details of your most recent landlord (if applicable)
5 | General information about your tenancy including pets and dependants

Before starting your referencing application you will be asked to pay your holding deposit through BOX, your letting agent will then reserve the home for you. It is typically a week’s worth of rent paid, and once the payment has gone through the property will be taken off the market.
Before you sign for the property you are able to decide how you would like to pay the tenancy deposit. This protects both you, and you landlord is anything were to happen throughout the tenancy including missed rent payments, damage to the property and unmet requirements from the tenancy agreement.
By law, if you pay an upfront payment you deposit must be placed in a Government-approved deposit protection scheme, which acts as a third party is there is any despite at the end of the tenancy. You will receive the details of the scheme 30 days after payment has been processed.
There are three options in BOX to pay your deposit including:
1| Upfront Payment
Depending on where in the UK you are renting, the letting agent will ask for a certain number of weeks worth of rent, paid before you move into the property. This is then protected by a third party and is returned (on the condition there are no issues) at the end of the tenancy.
2 | Deposit Replacement Scheme
Your agent may offer you 'Deposit Free Renting'. This is a non-refundable payment that is is made at the start of your tenancy, that acts as an insurance. It is a lower cost than the upfront payment, and means you don’t have to wait to receive the money back if you wish to move again. You are still responsible to look after the property and will be invoiced for any damages.
3 | Reposit Deposit Alternative

While you are able to decide which option you would like to proceed with before signing your agreement, you will not be asked to pay until the tenancy agreement has been signed by all parties.
