Can landlords or letting agents legally enter a rental property without the tenant’s permission?
A common misconception is that landlords or agents can enter a property whenever they hold keys. In reality, tenants have strong legal rights, including “quiet enjoyment,” meaning entry is generally not allowed without permission except in limited situations.
There are a few exceptions, such as genuine emergencies, certain welfare concerns, or specific legal obligations like safety checks, but even then proper procedure should be followed. Gas safety visits, inspections, and routine visits all usually require advance notice and tenant consent.
