With the Renters’ Rights Bill progressing through Parliament, Awaab’s Law is set to introduce new legal responsibilities for landlords and letting agents in the private rented sector. These changes aim to strengthen tenant protections, particularly around damp and mould issues.
The new legislation will require landlords to act within legally binding timeframes to inspect and resolve damp and mould problems. Properties with a history of damp will need annual inspections to prevent recurring issues, and landlords will be required to provide tenants with damp and mould safety certificates. Those who fail to comply could face fines of up to £30,000 and potential bans from renting out properties. Tenants affected by prolonged damp issues will also have greater rights to seek compensation.
