With the recent announcement of a General Election on July 4th, the future of the Renters (Reform) Bill is now uncertain. Currently, at the Committee stage in the House of Lords, the Bill’s fate hinges on whether it will be included in the wash-up period before Parliament dissolves or be deferred until after the election.
On 24th April 2024, the Renters (Reform) Bill had its final reading and, after approval from the House of Commons, moved to the Upper House for debate and consideration by the Lords.
Considered to be the most substantial overhaul of the private rented sector since the implementation of the 1988 Housing Act, this legislation has commanded the attention of everyone involved in lettings, urging them to be fully prepared for the changes.
For the majority of letting agents, the changes will take some getting used to, and new processes will need to be implemented. However, most tenant and landlord relationships are positive, and this bill is designed to enhance tenant rights and provide greater protection from the minority of rogue landlords who let our sector down.
With the wash-up period looming, the Bill’s fate hangs in the balance: it will either be passed as it stands or face deferral until after the General Election.
